SCOPE

Design + build

Why Seattle Homeowners Choose Renovision Design & Build

Homeowners investing $50,000–$130,000 in a kitchen remodel seek more than the lowest bid. They want a firm that can realize their vision, manage permits, and deliver the project without unexpected change orders that often result from hiring separate architects and general contractors.

The design-build model provides this integrated approach.

AI 3D Design Visualization

Before any materials are ordered or construction begins, you approve a photorealistic 3D rendering of your new kitchen. You can adjust the layout, select countertop materials, or reposition the island. All before work starts. While most contractors provide only a floor plan, we ensure you see the complete vision.

In-House Crews Only

All tradespeople on your project are employed directly by Renovision, including carpenters, tile setters, electricians, and plumbers. If an issue arises, there is no shifting of responsibility. We are fully accountable for every aspect of your project.

Full-Cycle Design-Build

When your architect and general contractor are separate companies, design revisions often require multiple change orders. With design-build, revisions are managed seamlessly. You benefit from one contract, one schedule, and one team from concept to completion.

I recently had Renovision Design and Build remodel my basement bathroom, and I couldn't be happier with the results! They installed a huge walk-in shower and a heated floor, which has made the space feel so much more luxurious. The team was on-site every day, working hard and keeping the project on schedule. They also made sure to keep everything within our budget, which was really important to us. The quality of the work is top-notch, and we’re thrilled with how the bathroom turned out. Highly recommend them to anyone in the Kenmore area looking for reliable, professional contractors!

We had one of our bathrooms remodeled and it turned out great, better than we expected. Started off as a shower remodel, but ended up a total bathroom remodel. One we can be very proud of. Working with John and his team was great. Professionalism and patience were the key values they upheld with this project, from beginning to end. I would recommend any home remodel with John and team. Looking forward to the next project.

This was our first remodeling project, involving flooring and kitchen renovation. Initially, we were unsure about proceeding due to budget constraints. However, we decided to get quotes, and CJ convinced us they were the right team for the job. Joan then stepped in with his thoughtful planning and design expertise. He was always ready to listen to our ideas, even when we deviated little on lighting from the original plan. Impressively, he accommodated all our requests without any complaints. The quality of Joan's work, the professionalism of his crew, and their punctuality in delivering everything on the promised date made a lasting impression. Thanks to Joan, my home looks amazing, and I am truly grateful for his efforts.

You won't be disappointed hiring John and team for your home construction project.

John and  his team at Renovision took our project when we were in a very difficult situation. We got our work done from some random contractor before who messed up our shower floor where water was puddling everywhere. He left us in dire situation. John and his team took the project to help us and diligently demolished our shower floor without messing with our existing shower tiles to save our time and money and did installation of drain, slope and new floor tiles very efficiently, they are cost effective, reliable, professional. They also fixed our existing shower tiles edges with proper water proofing high quality caulking and handled our existing valve and water pressure inspection. I would highly recommend them for any bathroom remodeling projects and would use their services

Kitchen Remodeling FAQ

How long does a kitchen remodel take in Seattle?

A mid-range kitchen remodel with new cabinets, countertops, appliances, and flooring in the same layout typically takes 8 to 12 weeks after permit approval. Full gut remodels with layout or structural changes require 12 to 18 weeks. Permit processing adds 2 to 4 weeks, depending on your jurisdiction. At contract signing, we provide a detailed week-by-week schedule so you know when each trade is on site and when your kitchen will be offline. Most clients set up a temporary prep area nearby during construction. For families with young children or pets, we may recommend staying elsewhere during the 3-week demolition and rough-in phase, then returning once the kitchen is enclosed.
Yes, and most clients choose to stay. We seal the work area each evening, use temporary barriers to contain dust, and clean daily. The most challenging period is the 3 to 4 weeks after demolition, when the kitchen is stripped and new cabinets have not yet arrived. Cooking in the space is not practical during this time. We review the daily disruption schedule with you during your consultation and help you plan accordingly. Clients with an outdoor grill, a second refrigerator, or a dining room setup typically manage well. If the project affects other rooms or requires moving appliances, we coordinate all logistics to ensure a smooth process.
Remodeling Magazine’s Cost vs. Value report for Seattle shows major kitchen remodels recouping about 55–65% of project costs at resale, while minor remodels (cabinets, countertops, appliances, no layout change) return 75–85%. In Bellevue and the Eastside, where median home prices range from $1.2M to over $2M, an updated kitchen is a key factor for buyers. An outdated kitchen can lower a $1.5M home’s market position. Most clients remodel to enhance daily living, with resale value as a secondary benefit. If you plan to sell within 12 to 18 months, we will recommend the highest-return scope for your budget rather than the most extensive remodel.
The split model, with an architect and general contractor on separate contracts, often leads to gaps in accountability. If the architect’s design exceeds the contractor’s estimate, you are left to cover the difference. Design changes can result in additional fees from both parties. With a design-build firm like Renovision, the designer and builder work as one team under a single contract. What we design is what we build at the quoted price. If unexpected site conditions arise, we resolve them internally, so you do not have to mediate between vendors. For kitchen remodels in the $75,000 to $150,000 range, this accountability is often more valuable than the flexibility of separating design and construction.
