Typically, site work, framing, electrical, plumbing, and finish carpentry involve multiple separate companies. With Renovision, all work is managed by one team, following a unified schedule and providing a single point of accountability throughout the project.
New construction projects require the most extensive permitting, including building, electrical, plumbing, mechanical, and often land-use or site-development reviews. We include all necessary permits in the project plan before finalizing the design.

We start with a free consultation to discuss your budget, goals, and intended use of the home. Our team then assesses the lot or existing structure and identifies any site constraints, such as slope, setbacks, utility access, and teardown needs.
We then develop a photorealistic 3D design that illustrates the proposed floor plan, exterior massing, and material selections. You review and approve the design before we proceed to engineering and permitting.
After design approval, we provide a detailed, line-item proposal outlining costs for site work, permits, foundation, framing, mechanical systems, and finishes. Each cost is itemized for full transparency.
We coordinate structural engineering and obtain all necessary building, electrical, plumbing, mechanical, land-use, and site-development permits. Our team manages the permitting process and communicates directly with relevant departments.
Construction starts with site preparation and foundation work, followed by framing, mechanical rough-ins, insulation, drywall, and finish installation.
Your dedicated project manager oversees each stage, coordinates subcontractors and inspections, and provides weekly progress updates. You remain informed throughout the build, with clear visibility into completed work, upcoming milestones, and any decisions requiring your input.
As construction concludes, we coordinate final inspections and address any remaining details. We then conduct a walkthrough with you to review the finished home and confirm it meets the approved plans and project standards.
Once the building department issues the certificate of occupancy, we complete the final handover, ensuring your new home is ready for move-in.

In the Eastside luxury market, custom new construction typically costs $400 to $700 or more per square foot. This places a mid-size 2,500 to 3,500 square foot home in the $1.2 million to $2.2 million range before land. Final costs depend on lot conditions, architectural details, and finish selections. Teardown-and-rebuild projects include demolition and site remediation, usually totaling $1.4 million to $2.5 million or more. During your consultation, we provide a detailed line-item estimate for site work, permits, structure, and finishes, so you can clearly see what drives your total cost.
The process often takes longer than most homeowners anticipate. The permit review cycle alone may require several weeks to months, depending on your jurisdiction and lot complexity, before construction can begin. After permits are approved, custom home construction typically takes 10 to 16 months or more, based on the home’s size, site conditions, and finish complexity. We provide a realistic timeline in your proposal that separates permit review from construction, ensuring you have a clear understanding of each phase.
At minimum, you will need a building permit, as well as separate electrical, plumbing, and mechanical permits. In most cases, a land-use or site-development review is also required, which is especially important for Eastside lots with slope, drainage issues, or proximity to critical areas such as streams or wetlands. Custom designs that do not follow a standard prescriptive plan require structural engineering review of the foundation and framing. As your licensed general contractor, we obtain all necessary permits and coordinate engineering reviews, so you do not need to manage permit liability.
The decision depends on your existing structureโs condition, your lotโs zoning and setback requirements, and your goals. A teardown and rebuild is appropriate when the current homeโs footprint, systems, or structure cannot reasonably support your desired changes, such as adding a full second story, reconfiguring the layout, or updating all systems to current codes. A major remodel is suitable if the structure and foundation are sound and your plans fit within them. During our free consultation, we assess your property and provide honest recommendations based on your lot and objectives, rather than defaulting to a larger project.
