The short answer
A full gut kitchen remodel on the Eastside usually costs $75,000 to $120,000 and takes 12 to 18 weeks of construction, plus 3 to 6 weeks for the building permit. Everything comes out to the studs, so you get new electrical circuits, plumbing, insulation, drywall, cabinets, counters, flooring and lighting. If walls or plumbing move as well, most projects land at $100,000 to $150,000.

Full gut kitchen remodel
We remove cabinets, counters, flooring, drywall and fixtures down to the framing. Then we rewire to current code with dedicated appliance circuits, replace supply and drain lines, add insulation, hang new drywall, and install new cabinets, counters, backsplash, flooring, lighting and appliances.
Opening the walls lets us fix what a refresh can't: undersized wiring, old galvanized or polybutylene pipes, missing insulation and hidden water damage. In many 1970s–1990s Eastside homes, that's the real reason to go to the studs.
Choose a full gut when the kitchen is 25+ years old, the wiring or plumbing is original, or you want new cabinet heights and a working island. If the layout is fine and only the finishes are dated, a kitchen refresh costs less.

How much does a full gut kitchen remodel cost?
Most of our Eastside full gut remodels cost $75,000 to $120,000. If you also move walls or plumbing, expect $100,000 to $150,000. Cabinet grade, counter material and appliances drive most of the difference.
How long does a full gut kitchen remodel take?
Construction takes 12–18 weeks. Before that, plan on 3–6 weeks for design and the building permit, depending on your city.
Do I need a permit for a full gut kitchen remodel?
Yes. New wiring and plumbing require a building permit with electrical and plumbing inspections. We prepare the drawings, file the permit and meet every inspector.
What if you find problems inside the walls?
We check for likely issues at the consult and price for them up front. If we find something unexpected, like rot or damaged framing, we show you photos and a written price before doing the work.
Can I live at home during a full gut remodel?
Most clients do. We seal off the kitchen with dust barriers and can set up a temporary kitchen with your fridge, a microwave and a sink.
Does a full kitchen remodel add value to my home?
A major kitchen remodel typically recoups about 55–65% of its cost at resale, and it also replaces aging systems that inspectors flag when you sell.
