The short answer
An egress window on the Eastside usually costs $8,000 to $18,000 per window, including excavation, cutting the foundation, the window well, a ladder and drainage. Every basement bedroom needs a code-compliant egress window. Without one, the room can't legally be used or sold as a bedroom. Egress windows always need a permit, which we file and see through inspection.

Egress windows on the Eastside
Locating utilities, excavating outside the foundation, saw-cutting the concrete wall, a structural header if needed, a code-sized window, a window well with a ladder, a drain at the bottom of the well, and patching inside and out. Permit and inspection included.
A window well needs somewhere for water to go. We plan drainage at the bottom of every well so a heavy Eastside rain doesn't fill it.
When the designer and the builder are the same company, the drawings are priced as they're drawn. You never pay for a design you can't afford to build, and change orders drop because the crew helped plan the job.

FAQ
Straight answers on cost, permits, egress and moisture. Ask us anything else at the free consult.
How much does an egress window cost?
Most Eastside egress windows cost $8,000 to $18,000 each, including excavation and the window well. Foundation thickness, access for digging and what's buried near the wall move the number most.
How long does a basement remodel take?
A basic finish takes about 4 to 6 weeks of construction. A bathroom, suite or waterproofing adds time, and permit review comes before the build. You get a full schedule with your fixed price.
Do I need a permit to finish my basement?
In nearly all cases, yes. Egress windows, new electrical circuits and plumbing all need permits in Bellevue and the rest of the Eastside. We file them and handle the inspections.
Does an egress window need a permit?
Yes. Cutting the foundation and adding an egress window needs a building permit in Bellevue and the rest of the Eastside. We file it and meet the inspector for you.
How tall does my basement ceiling need to be?
Habitable rooms need about 7 feet of ceiling height, with limited exceptions for beams and ductwork. We measure it at the first visit.
Can you finish a damp basement?
Usually, yes, once the moisture is fixed. If groundwater is the problem, we install an interior French drain and sump pump first, which typically costs $10,000–$25,000.
Is finishing a basement worth it?
Per Remodeling magazine's Cost vs. Value data, Seattle-area basement conversions typically return 65–75% at resale. With Eastside homes at $1.2 to $2.5 million, finished square footage adds real value.
