The short answer

A basement finish that includes a new full or three-quarter bathroom usually costs $55,000 to $95,000 on the Eastside. The biggest variable is drainage: if the new fixtures sit below the sewer line, the bathroom needs a sewage ejector pump, so we check that before design. Plumbing work always needs a permit, which we file and see through inspection.

What a basement bathroom includes

Locating the sewer line, cutting and patching the slab for drains, venting, a sewage ejector pump if needed, an exhaust fan vented outside, waterproofed shower walls, tile, vanity, fixtures and lighting, all permitted and inspected. One fixed price and one project lead.

Basements hold humidity, so a properly sized exhaust fan vented to the outside isn't optional. We spec it with the shower so mirrors clear and walls stay dry.

Why design-build costs less in the end

When the designer and the builder are the same company, the drawings are priced as they're drawn. You never pay for a design you can't afford to build, and change orders drop because the crew helped plan the job.

I recently had Renovision Design and Build remodel my basement bathroom, and I couldn't be happier with the results! They installed a huge walk-in shower and a heated floor, which has made the space feel so much more luxurious. The team was on-site every day, working hard and keeping the project on schedule. They also made sure to keep everything within our budget, which was really important to us. The quality of the work is top-notch, and we’re thrilled with how the bathroom turned out. Highly recommend them to anyone in the Kenmore area looking for reliable, professional contractors!

We had one of our bathrooms remodeled and it turned out great, better than we expected. Started off as a shower remodel, but ended up a total bathroom remodel. One we can be very proud of. Working with John and his team was great. Professionalism and patience were the key values they upheld with this project, from beginning to end. I would recommend any home remodel with John and team. Looking forward to the next project.

This was our first remodeling project, involving flooring and kitchen renovation. Initially, we were unsure about proceeding due to budget constraints. However, we decided to get quotes, and CJ convinced us they were the right team for the job. Joan then stepped in with his thoughtful planning and design expertise. He was always ready to listen to our ideas, even when we deviated little on lighting from the original plan. Impressively, he accommodated all our requests without any complaints. The quality of Joan's work, the professionalism of his crew, and their punctuality in delivering everything on the promised date made a lasting impression. Thanks to Joan, my home looks amazing, and I am truly grateful for his efforts.

John and  his team at Renovision took our project when we were in a very difficult situation. We got our work done from some random contractor before who messed up our shower floor where water was puddling everywhere. He left us in dire situation. John and his team took the project to help us and diligently demolished our shower floor without messing with our existing shower tiles to save our time and money and did installation of drain, slope and new floor tiles very efficiently, they are cost effective, reliable, professional. They also fixed our existing shower tiles edges with proper water proofing high quality caulking and handled our existing valve and water pressure inspection. I would highly recommend them for any bathroom remodeling projects and would use their services

FAQ

Basement remodeling questions, answered

Straight answers on cost, permits, egress and moisture. Ask us anything else at the free consult.

How much does a basement bathroom cost?

A basement finish with a new bathroom usually costs $55,000 to $95,000 on the Eastside. Whether the drains can run by gravity or need a pump moves the number most.

Do I need a pump for a basement bathroom?

Only if the new fixtures sit below your sewer line. Then the toilet and shower drain to a sealed sewage ejector pump that lifts waste up to the main line. We check the sewer depth at the first visit.

Do I need a permit to finish my basement?

In nearly all cases, yes. Egress windows, new electrical circuits and plumbing all need permits in Bellevue and the rest of the Eastside. We file them and handle the inspections.

Does a basement bedroom need an egress window?

Yes. A basement room can't legally be used or sold as a bedroom without a code-compliant egress window. Each one costs $8,000–$18,000, including excavation and the window well.

How tall does my basement ceiling need to be?

Habitable rooms need about 7 feet of ceiling height, with limited exceptions for beams and ductwork. We measure it at the first visit.

Can you finish a damp basement?

Usually, yes, once the moisture is fixed. If groundwater is the problem, we install an interior French drain and sump pump first, which typically costs $10,000–$25,000.

Is finishing a basement worth it?

Per Remodeling magazine's Cost vs. Value data, Seattle-area basement conversions typically return 65–75% at resale. With Eastside homes at $1.2 to $2.5 million, finished square footage adds real value.
