Why moisture comes first in Puget Sound basements
Wet winters and high groundwater make moisture the number one basement problem here. Before framing, we check for white mineral deposits on walls, musty smells, past flooding and how gutters and grading move water away from the house. If there is a problem, interior drainage, a sump, regrading or waterproofing comes first. Finishing over a damp wall traps moisture and leads to mold.
Do you need an egress window?
Yes, if the basement will have a bedroom. The International Residential Code, which Washington adopts, requires an emergency escape opening in every basement sleeping room. The standard minimum is 5.7 square feet of net clear opening with a sill no higher than 44 inches above the floor. Many Eastside homes on sloped lots have daylight basements, which can make egress easier and cheaper.
Do you need a permit to finish a basement?
Yes. Turning unfinished space into living space needs a building permit, plus electrical, plumbing and mechanical permits for new circuits, a bathroom or heating. Permits also matter at resale, because unpermitted space can cause problems in an appraisal or inspection. Renovision handles permits in Bellevue, Kirkland, Sammamish, Issaquah, Renton and the other cities we serve.
Basement suite or basement ADU?
A basement suite for family usually stays part of the main house. A basement ADU is a separate legal unit with its own entrance and can be rented. ADUs have more rules on separation and fire safety. Read what a mother-in-law suite is to compare the options.
