What makes a bathroom cost more?
- Moving the toilet, shower or drain. Plumbing moves are the biggest cost jump, especially on a slab or over a finished ceiling.
- Tile. Floor-to-ceiling tile, large-format porcelain and niches take far more labor than a tub surround.
- Shower glass and valves. Frameless glass and thermostatic or multi-head valves add thousands.
- Ventilation. Pacific Northwest bathrooms need a properly sized, ducted exhaust fan to prevent mold. Older Eastside homes sometimes vent into the attic and need to be corrected.
- Water damage. Rot under old tubs and toilets is common in homes from the 1960s to 1990s and only shows up at demolition.
Do you need a permit to remodel a bathroom in Bellevue?
A like-for-like swap of a vanity, toilet or tile does not usually need a building permit. Moving plumbing, adding a circuit, changing the exhaust duct or removing a wall usually does. Rules vary by city, so Renovision confirms them for Bellevue, Kirkland, Redmond, Sammamish and other Eastside cities before work starts.
Walk-in shower or full remodel: which is right?
If the layout works and you mainly want a safer, bigger shower, a walk-in shower conversion is the best value. If the vanity, storage and lighting are also failing, a full remodel costs more now but avoids opening the same walls twice. Planning for the long term? See our aging in place remodeling guide.
